SHORT TERM RENTAL AGREEMENT & HOUSE RULES

 

By booking your reservation with Hey Heil Homes LLC, you are agreeing to the following terms and conditions outlined below; your booking acknowledges that you have read, understand and accept the following:

 

PAYMENT 

When utilizing our direct booking site you’ll have the option to pay 50% at time of booking with balance due 2 weeks prior to check-in. You’ll receive a PayPal invoice to the email you book with to complete this payment.  Non-payment of balance is considered a cancellation and subject to the cancellation policy, without refund. This payment is NOT automatic like it might be on other booking platforms. You will have to complete the payment. 


CANCELLATION

Please see our specific page that details the cancellation policy.  


REFUND POLICY

Please note that refunds will not be issued due to weather or natural disaster


RENTAL PERIOD 

Check-In Time is at 4:00 PM / Check-Out Time is at 10:00 AM 

Due to enhanced cleaning practices, it is challenging for us to accommodate early check-in and late check-out. If you need more time on either end of your trip we strongly suggest booking an extra night. If the calendar allows, and upon request we can provide early check-in and late check-out at $25/hour. Please coordinate this request in advance. 


AGE REQUIREMENT 

The minimum age for booking our properties is 25. Furthermore, we do not allow third-party bookings, meaning you may not book a reservation on behalf of someone else. If the individual booking does not remain on the premises (or fails to show up) any / all occupants remaining will be evicted. No refund of rent will be made under these circumstances. 


MAXIMUM OCCUPANCY 

Please review the number of guests allowed for the property you’re booking and adhere accordingly. 

The Blue Belle: Max Occupancy is 10

Cherry House: Max Occupancy is 6

At the time of your reservation, we ask that you include the number of guests traveling in your party. If this number changes, it must still be compliant with the occupancy standard for this property. Please make sure you update your reservation should this number change. 

Note: Our properties are NOT an event space. Any use of the property as a site for gatherings or parties in excess will result in an immediate eviction with no refund. 


HOUSE RULES

·       Trash: ALL trash must be bagged before placed in outside trashcans. Our trash service will not pick up trash that is not bagged. This causes a problem for the guests after you. ALSO, believe it or not we have bears in the mountains, and they love unbagged trash. 

·       No Fireworks

·       No smoking (of any kind) or vaping in the house or near open doors and windows. These properties are smoke free. If you choose to smoke, you must clean up after yourself. You will need to provide your own receptacle for collecting butts. No butts should be left for our turnover team to clean. Additionally, if the house smells of smoke in any way you will be charged for whatever the cleaning fee is (the going rate for Ozone cleaning is about $2k, FYI), AS WELL AS, any lost bookings due to the down time associated with cleaning. 

·       Towels: Please use the provided Make-up towels for removing make-up and other skin products. Please use provided beach towels for getting in and out of the hot tub. Please help us keep our white linens white. 

·       Fireplace: All of the fireplaces in our properties are gas. They are NOT wood burning. This means that all you have to do to utilize them is press a button or flip a switch. The pilot light should already be lit, and if it isn’t, there may be a problem with the gas line, so please DO NOT attempt to light, but notify owner. Do you not touch, remove, or add anything to the firebox. If the gas logs are damaged, you will be responsible for replacing (~$800 + labor) 

·       Please enjoy the use of the charcoal grill. Please clean up after yourself and use the supplies provided to clean the grates and utensils. 


AMMENITIES

Appliances, TV’s, Heating / Air Conditioning, WIFI, etc are offered for your comfort and enjoyment. Our home’s systems are professionally maintained, and we assure you that all systems will be fully functional upon your arrival. If a failure occurs, repairs will be made as soon as possible after the problem has been reported to us. However, no refund or adjustments can be made for a system failure during the course of the rental.

 

We provide linens, pillows, blankets, towels, washcloths, as well as a starter supply of paper towels, toilet paper, and various toiletries. Linens will not be exchanged during the term of your occupancy, as each property has a private washer and dryer. Any additional toiletries or supplies you may need during your stay will be at your own expense. 


TVs & STREAMING

Our properties are equipped with Smart TVs allowing you to stream a variety of different services (Netflix, Hulu, Disney+). You will be required to login to each streaming service with your own account. It is each tenants responsibility to log out of their accounts before check-out


EXERCISE EQUIPTMENT 

Any exercise equipment that may be provided at the property is to be used at the tenants own risk. Items such as free-weights, bands and yoga mats may be available for your use. Please be respectful of where you use these items, and careful of your surroundings during your workout. Please also wipe down equipment after each use. 


PETS

At this time not all of our properties are pet friendly. Please read the description for each property or message us to confirm if the property you’re interested in booking is pet friendly. If you are staying in a pet friendly property please come prepared with everything your furry friend may need. We may have some amenities available for them (water and food bowl, doggie clean up bags) but it’s best for you to come prepared just in case. It is also the expectation that you clean up after your animal, this means any messes they make inside and outside. Any damage caused to the property or contents within by your pet will be evaluated and addressed and the tenant will be responsible for any necessary repairs or replacement. Cats and dogs only. 


SUBLETTING: Subletting of any kind is prohibited.


Damage Information: 

After each Check-Out, the house is thoroughly inspected for damages. Should there be any damage to the property, the Renter will be immediately notified via the app with a breakdown of what was found and the cost to repair or replace. We have created a list which includes some (not all) of the guidelines recommended to ensure there are not extra charges after your stay: 

·       Parties that might disturb the neighbors or exceed max occupancy

·       Unauthorized Animals (cats & dogs only)

·       Damage furniture or décor in any way 

Stains on the chairs, couches or bedding 

·       Taping items on the walls & damaging the paint 

·       Glitter or Confetti left in the house 

·       Trash left outside of the property 

·       Cigarette or cigar butts thrown in the yard 

·       Violating the specific rental contract terms


PARKING

Many of our properties have gravel driveways. Please adhere to the maximum number of vehicles posted with each property. Please be respectful of the gravel drive, no burnouts or funny business that may send gravel flying and create damage or divots to our drive. No Recreational Vehicles or Boats allowed on property. 


SECURITY

Please know that all of our properties  have exterior security cameras on the front of the houses that are monitored. We expect you to respect the home AND any neighbors that might be nearby. 


NOISE

We want you to have a great time, but not at the expense of the neighbors. Keep the noise to a minimum, and observe quiet hours between 10:00PM and 8:00AM. 


ENTRY 

Agent of owners or owners may enter premises to make repairs, or if they have reasonable cause to suspect that the guests are in breach of the terms of this agreement. We will always be considerate of your privacy, and will never enter without knocking or notifying in advance. 


REFUSAL of ADMITTANCE

Refusal of Admittance or Discontinue Occupancy: We reserve the right to refuse admittance or discontinue occupancy if such action is in the best interest of protecting our business and investment. This right is very unlikely to be exercised, but we have to be protected against extreme circumstances. 


INDEMNIFICATION

Renters will indemnify and hold Owners harmless from any loss, cost, damage and/or expenses caused by injuries to persons or damage to property while in, on or about the house and community, not attributable to the willfully wrongful act of the Owners. Any property located in, or brought onto, the house and grounds shall be at the sole risk of Renters. 


LEFT ITEMS

We cannot be responsible for any items left behind after your visit. However, if something is left, and we’re able to locate it, we are happy to mail it to you. Tenant is responsible for shipping costs as well as any costs associated with purchasing packaging material, and the time to ship. 


Break any House Rules and we reserve the right to have to you removed from the property without refund


Your acknowledgement by booking this home online certifies that you have read, agree to, and will abide by the Rental Agreement and House Rules. Any reservation made under false pretense will result in loss of deposit and rent. 


Now that we’ve got all the housekeeping stuff out of the way....
